A takeoff or estimating product does one job well and charges for it by the estimator. That is a fair deal if measuring quantities is your bottleneck. For most contractors it is not.

Construction admin in the UK now runs on a specific body of rules, and a build that ignores them is worse than useless.
The Building Safety Act 2022 reshaped how higher risk buildings are approved: under the Gateway 2 stage, no construction work on a higher risk building may start until the Building Safety Regulator has granted building control approval, and that approval rests on a documented case that the design meets the Building Regulations.
The Regulator's own 2026 plan sets a target of responding to straightforward applications within eighteen weeks by the end of March 2027, which tells you how much the assessment now hinges on the completeness and structure of the evidence submitted.

What AI for construction costs
The honest answer is that it depends on the workflow, so instead of a fixed figure that would be wrong for your firm, here is what actually moves the price. A single automation, drafting tender responses, say, or assembling O&M manuals, is a contained build.

Each PQQ and tender meant an estimator or bid lead pulling answers out of past submissions, reformatting them to the client's template, and rewriting the same firm background and quality statements yet again. The takeoff was quick; the response around it was the ceiling on how much they could bid.

The build reads the client's questions and pack, drafts first pass answers from the firm's own library of previous submissions and case studies, and formats the response to the required template, leaving the bid lead to sharpen the commercial argument rather than assemble the document from nothing.
Bid throughput roughly doubled without adding staff, because the drafting stopped being the bottleneck.
From there it extended naturally into the delivery side: assembling RAMS from the firm's templates and each site's specifics, and collating Gateway 2 and O&M evidence from the documents the job already produced, so the compliance pack built itself as work progressed instead of landing as a scramble at handover.
The compounding is what made the wider build worth it. Because the answers drafted for one tender were captured in a form the system could reuse, the next bid started further along, and the case studies and quality statements written once stopped being rewritten from memory for every submission.
The same records then carried into the RAMS and the handover pack, so a fact entered at bid stage was still doing work at completion without anyone retyping it.
